Josh Steinman
Founder, PermitPipeline · Lone Tree Ventures LLC
Josh Steinman founded PermitPipeline after 20 years in general construction. He started as a carpenter, moved into estimating, and worked his way up to project manager on high-end residential and small-commercial projects across the western U.S. He started PermitPipeline because the same problem kept showing up on the contractor side of every project he worked: by the time a job hit the bid list, the relationships were already set, and the contractors with the best information always seemed to be one step ahead.
Background
- Carpenter. Started in the field framing custom homes.
- Estimator. Moved into pre-construction estimating on residential and small commercial.
- Project manager. Ran high-end residential and Class A office TI work.
- Founder, PermitPipeline (2025 to present). Building permit intelligence for general contractors and specialty trades.
What PermitPipeline does
PermitPipeline ranks pre-issuance building permit filings into scored construction leads for general contractors and specialty trades. The product covers New York City, San Francisco, Chicago, and Miami-Dade. It's built on the insight Josh had as a PM: the public permit filing is the warmest window to reach an owner before the bid list closes, and most contractors miss it.
